Realtors in Rhode Island often talk about the “spring market” as the best time to sell a house, and it is often the busiest time of year for most Realtors in Rhode Island. The market data does support this, but with some unexpected details.
We talked to top Real Estate agents in Rhode Island and they all agree, March is the best time to list your home for sale in Rhode Island, followed April and May. Sellers listing homes for sale in Rhode Island realize an average of 17% greater net resale value when listing in March vs. average comparable sales. December and January are the worst months to list a home for sale in Rhode Island with a net loss of up to 20% in gains on houses sold in Rhode Island.
The southern part of the state showed slightly different results. The beach communities in Washington County, North and South Kingstown, Narragansett, Charlestown, and Westerly in particular, show better sales numbers from mid-April into June and have better sales continuing through July and August than Real Estate in other parts of Rhode Island. If you have a house to sell in southern Rhode Island, late April into the first week of May is the best time to list.
The college areas in Providence around Providence College in Elmhurst and in College Hill, Hope Village, Wayland Square and Blackstone surrounding Brown University tend to have strong Real Estate sales through the spring market and into the summer, as students and faculty seek housing options in an area where the available inventory can’t really meet the demand for needed housing units. The demand during these times often puts upward price pressure on properties that is hard to predict. Sometimes housing on the East Side and in Elmhurst sell for more money later in the season as the available houses for sale get purchased in the spring and the competition grows stronger for those that come on the market a little later.
There are a number of other factors that influence the final price from the sale of any home, and the timing of when you list your home in Rhode Island is only one factor. It does make a difference, though. The reality, though, is that if you price your house right, do all the right preparation work, repair any deficient conditions, de-clutter, clean, focus on the curb appeal, and have a Realtor with a strong marketing platform, listing your house for sale in Rhode Island in late March to early April will most likely get you a 10-20% improvement in realized gains vs. listing your home for sale from November through January.
